Roof Deck Rot
The roof deck, typically OSB or plywood, is the structural substrate everything else is attached to. When moisture infiltrates through any roof system failure and is not quickly dried out, deck rot progresses invisibly until it surfaces as sagging, soft spots, or catastrophic failure.
Symptoms to Look For
- Soft or spongy areas when walking the roof
- Discoloration or dark staining on the underside of decking visible from the attic
- Shingles that feel unsupported or flex when pressed
- Fasteners pulling through the decking material
Common Causes
- Long-term water infiltration from any unaddressed leak
- Condensation buildup from inadequate attic ventilation
- Ice dam meltwater that has saturated the eave section over multiple winters
- Improper deck material (oriented strand board in high-moisture areas)
Repair or Replace?
Localized deck rot can be cut out and patched with sister-framing and new plywood during a re-roof. Widespread deck rot, common when a leak has gone unaddressed for years, may require full deck replacement and framing assessment. This is always discovered and addressed during a full tear-off.
Roof Deck Rot in Northeastern Pennsylvania
NEPA's climate makes deck rot a genuine concern on any home with a history of ice dams, missed maintenance, or deferred repairs. The problem is compounded on older homes where original 1×6 skip-sheathing or board decking was covered with OSB during a prior re-roof, creating a moisture trap.
